Did you watch Gov. Ron DeSantis this morning? If not, It's a big topic right now, especially with how hard the new laws have hit some communities financially.

You can view the conference by clicking here: DeSantis Speaks on SB 368
To break it down a bit: After the tragic collapse in Surfside, Florida passed stricter laws in 2022 and 2023 requiring milestone inspections and structural integrity reserve studies for older buildings (3 stories or higher). While the intent was to make buildings safer, the cost of quickly complying — especially by the December 31 deadline — caused many condo associations to pass large, sudden assessments onto owners and as DeSantis pointed out, that’s been really tough for senior citizens living on fixed incomes.
Now, SB 368, the bill DeSantis is backing, is aimed at easing some of those financial burdens. While the full details of the bill aren’t public yet, the goal appears to be giving condo boards and owners more breathing room — potentially through funding support, extended deadlines, or more flexible requirements.
If you're part of a board dealing with concerned residents, this is something to keep a close eye on. We will prepare a summary of the bill’s provisions and keep track on how it's progressing through the legislature. Stay tuned for continued updates!
